HOATalent is hiring on behalf of Hales Property Management Role: Community Association Manager Salary: $70,000 - $80,000/year, plus bonuses ($6,000-$12,000 estimated bonus and commission) Location: Chicago, IL (in-person for 6 months; hybrid schedule after training period) About the Role As a Community Association Manager (CAM), you'll be the go-to partner for a portfolio of condominium and homeowner associations — the person Boards and homeowners trust to keep things running smoothly. You'll manage day-to-day operations, guide Boards through decisions, oversee vendors and projects, and help associations stay financially healthy. What You'll Do HOA & Condo Portfolio Management Serve as the primary point of contact for HOA Boards and homeowners across your portfolio Attend Board meetings and help guide sound decision-making Prepare clear management reports and communications Ensure associations operate in line with their governing documents and rules Property Operations & Maintenance Coordinate maintenance, repairs, and vendor services across properties Conduct regular inspections and quality control reviews Manage capital improvement and construction projects from bid to completion Solicit vendor bids, evaluate proposals, and oversee contractor performance Step in on emergency or after-hours property issues as needed Financial & Administrative Oversight Assist with annual budgets and long-term reserve planning Review financial statements, invoices, and operating expenses Monitor vendor contracts and association expenditures Support associations' long-term financial health Relationships & Leadership Build genuine, trusted relationships with residents, Boards, vendors, and internal teams Resolve homeowner concerns with professionalism and care Keep association records accurate and well-organized Bring ideas to the table that make operations run better Requirements Required Experience 3+ years of property management, HOA management, condominium management, or residential portfolio management experience Experience working directly with homeowners, residents, or HOA Boards Experience managing vendors, maintenance projects, and property operations Strong organizational skills with the ability to manage multiple priorities Preferred Qualifications Illinois CAM License or CMCA certification Experience managing condominium or HOA portfolios Construction, maintenance, or capital project management experience Financial reporting, budgeting, and contract management experience Familiarity with HOA governing documents and Board meeting processes Skills & Competencies Excellent communication and customer service skills Strong problem-solving and conflict resolution abilities Ability to work independently in a fast-paced environment Strong attention to detail and time management Proficiency with Microsoft Office (Outlook, Excel, Word) Experience with property management software is a plus Benefits Schedule: First 6 months (training period): In-office 5 days per week After 6 months: Eligible for up to 4 work-from-home days per week Why You'll Love Working Here Competitive pay ($70K–$80K) plus performance bonuses Industry-leading healthcare: medical, dental, life insurance, and HSA Retirement savings plan Generous PTO Flexible, hybrid schedule after training Corporate-sponsored wellness program Quarterly company outings and events
